Situated in the city of Sau Paulo, HÍPICA is a unique, mixed-use development including retail, commercial and residential components, centered within a grove of existing “Pau-Brazil” trees. The building’s form and facade are designed to capture views of the city, while the entire development is designed to link together and optimize access points between the development’s varied components. The project’s masterplan is sensitive to the transitional shift from the city’s busy main access road to a semi-private sculpture garden showcasing the work of renowned artists merged into the native landscape. A large retail venue provides a necessary buffer between the busy arterial street and a vibrant, open-air shopping area on the east-west axis serving the neighboring office and residential towers.
A wide and inviting commercial boulevard transitions visitors from the retail space to the residential podium, while also connecting and guiding people from a neighboring theatre through the sculpture garden passing underneath the residential podium. The office building serves as the gateway landmark for the boulevard, with a plaza that introduces the beginning of the boulevard with identifiable reflecting pools, while the residential towers are shaped and oriented to provide privacy and optimize views.
